Three ways Jay can fund your flip
Every deal is different, and so is every investor's goal. Jay matches yours to the lender that fits it.
Close in as little as 5 days
Under contract and the seller wants to close fast? One of Jay's lenders can close in as little as 5 days. Jay has closed one in 3.
Timing depends on the property, title, and your paperwork.
No payments while you renovate
Most rehab loans charge you every month while the work is going on. One of Jay's lenders lets you skip payments until the work is done.
On qualifying loans.
Up to 100% of the purchase covered
Most investors put 10 to 15% down. In select deals, one lender covers the whole purchase price. You bring the closing costs, not a down payment.
Select scenarios only. Your numbers still need to work.
Get your rehab money back while you work, not after you sell
Most investors pay for the rehab with their own cash. Then that cash sits in the house until it sells or refinances. A bridge renovation loan works differently.
The usual way
- Your own cash pays for the rehab.
- That cash is stuck until the house sells or refinances.
- Your next deal waits for months.
With a bridge renovation loan
- The loan funds the purchase.
- You get your rehab money back as the work gets done, often within days.
- Your cash is free for the next deal.
Say you buy a house for $100,000 and the rehab costs $50,000. When it's done, it will be worth $325,000. That last number is the after-repair value, or ARV. Most lenders lend up to 75% of it.
If your cost is above that limit, you bring the difference to closing. The deal check runs this math for you.

Jay Hussey
Jay invests in real estate too, so he knows the math behind a flip. As a broker, he isn't stuck with one lender's rules. He takes your deal to the lender that fits your goal: close fast, save money, or keep more cash in your pocket.
He sticks with lenders he trusts to close on the terms they promised. And his fee goes down on every repeat deal.
Built for investors with a deal to fund
This is for you if...
- You fix up homes to sell or rent.
- You're under contract, making offers, or hunting for your next deal.
- Your credit score is 650 or higher.
- You're new to flipping. Many of Jay's lenders still work with you.
This is not for you if...
- You're buying a home to live in.
- Your credit score is below 650.
- The price plus the rehab costs far more than the home will be worth.
What investors ask Jay first
Nothing. The deal review call is free. If you move forward, Jay's broker fee is a small percentage of the loan. You see it in writing before you commit, and it goes down on every repeat deal.
Because the right loan can be worth more than the fee. A fast close can save the deal. No payments during the rehab keeps cash in your account. Less money down frees cash for your next flip. Repeat clients pay less each time, and loans over $1 million get lower pricing.
Yes. Many of Jay's lenders work with new investors. You may need to put a little more money down than someone with a few flips done.
Some deals close in as little as 5 days, and Jay has closed one in 3. Your timeline depends on the property, the title work, and how fast your paperwork comes in.
In select deals, one lender covers the full purchase price. You still pay the closing costs. The numbers have to work: the price plus the rehab needs to fit within 75% of what the home will be worth after repairs.
Jay will tell you straight. Often the fix is a lower price or bringing more cash to closing. He'll show you what it would take.
No. The deal check only asks for a range. Nothing pulls your credit unless you choose to apply.

No. It's a deal review. Jay looks at your numbers and tells you which option fits, or if none do.
Don't let a slow lender cost you the deal
Sellers pick the buyer who can close. The investor with money lined up first usually wins. Check your deal now and talk with Jay this week.
